What's the difference between zoning and entitlements?
Zoning determines what's allowed on a parcel today. Entitlements are the approvals needed when your project doesn't fit within that zoning as-is — things like variances, conditional use permits, or rezoning.
How long does the entitlement process take?
It varies by municipality and project complexity. Some approvals move in weeks; others involve public hearings and can take months. We'll give you a realistic timeline once we know your specific site and project.
What is an Opportunity Zone, and does it apply to me?
Opportunity Zones are designated areas that can carry tax incentives for qualifying investments. We can tell you if your site falls within one — from there, your tax and legal advisors would confirm how the incentive applies to your specific situation.
Do you handle the municipal approval meetings yourselves?
We coordinate the process and prepare what's needed, working alongside your architect and legal counsel as required for hearings and submissions.
What happens after entitlements are approved?
From there, our Development Planning service picks up — coordinating architects, builders, and timelines through groundbreaking.
