How should I compare these figures?

Compare the same sector, geographic coverage, reporting period and research provider. Different providers may track different buildings. These residential and commercial figures are separate indicators, not directly comparable investment returns.

What do vacancy and net absorption mean?

Vacancy describes the share of tracked space that is vacant. Net absorption measures the change in occupied space during a reporting period. Positive absorption means occupied space increased overall.

Where are cap rates and property values?

A single regional cap rate can hide major differences in property type, tenancy and lease terms. Request a property-specific review rather than applying one marketwide percentage to a purchase or valuation.
